Karelia Scott-Daniels acted for us on our purchase of a detached house in Kew. We found Karelia to be affable, personable, highly professional and dedicated to the job of finding us a house we would be happy in. She organised all our appointments with estate agents only showing us properties that were relevant to our highly specific brief. Having Karelia with us also minimized conversation with estate agents during viewings, whom are often tiresomely eager to sell without having any regard to a guiding brief or even the truth about a property or its location. She was also extremely helpful in being able during each viewing to give us any advice we required on the feasibility and likely cost of any desirable or necessary improvements to a house. This assisted enormously when deciding which properties to select for a second viewing. Karelia handled all the negotiations brilliantly, eventually securing a reduction in the asking price of £120,000 (between 4 and 5 %) in a very competitive situation and in a vendors' market. We would never have secured anything like this price ourselves. Her idea of offering less on the basis that we got ourselves into a position to exchange within two weeks of our offer being made worked brilliantly and was all her doing. It was also thanks to Karelia that we exchanged even earlier than planned, taking a small but necessary risk after solicitors' advice, to beat a sudden stamp duty increase which would have cost us more than £50,000. After completion, Karelia continued to assist with organising utilities, changes of locks, roof work, plumbing work and even arranging for a house sitter to occupy most of the time the property was unoccupied in order to deter squatters. We were extremely impressed with her and would not hesitate to recommend her to act for any purchaser whatever their situation. We owned a fabulous house in Hampstead but we wanted to be closer to the village and relished the chance to build our own house, ideally within 5 minutes walk of Hampstead tube. We had been looking for a suitable site for two years with no success so we decided to engage Manse & Garret in view of their knowledge of planning policy and expertise sourcing property off-market. Before they took us on, they told us it would be an off-market search where they would identify suitable properties and then approach the owners rather than relying on what was on the market. I was sceptical at first but they got us into an off-market property with possibilities, very quickly. Manse and Garret had identified three other properties which we all felt matched our brief more closely but it took another three months to gain access and for them to negotiate a deal on the best one. The vendor was very difficult but in the end Manse and Garret secured the house for us at a quarter of a million less than we were prepared to pay. The search also went over the six month time deadline but since they had already identified the houses which they thought would work and we all knew we were close to a deal, they waived the additional fees due and behaved in a very fair manner. I am delighted with the property and particularly its position on a quiet street a few minutes from the village. Finding a self-build site in the middle of Hampstead village is not an easy brief, but Manse and Garret were certainly up to the task. We had very specific requirements and Manse & Garret delivered and exceeded expectations. Manse and Garret's ability to source several properties to brief, off-market, was extraordinary and I would have no hesitation in recommending them.

I hadn't considered using a buyer's agent, but I found that I was at a disadvantage trying to buy a flat in London from Canada without any help "on the ground". A friend recommended your services to me and it was the best decision I could have made! I had seen a couple of properties I was interested in on the internet, one of which I was convinced I would buy but when I visited it was much darker than I imagined and I didn't like the area as much as I thought I would. Your input was invaluable regarding the nuances between areas and the types of property available in different parts of the city. I had visited London many times before but don't know the city intimately, as you do and it was useful to understand the differences between Notting Hill, Holland Park and Bayswater and Connaught village and the price differentials. Within two weeks of initially speaking to you, I had offered on an ideal flat and it was good to get a discount and negotiate the furniture into the deal at no extra cost. I appreciated that Manse and Garret explained to me the downsides of the flat and didn't try to close the deal or upsell it but genuinely worked for me. Also I settled on a flat which I had initially seen on the internet myself but the Agents didn't take me seriously at all when I initially contacted them and I had struggled to get any information from them at all myself. Manse & Garret now manage my property and my guests are always visibly impressed with how things look in the flat - and how attentive your group has been with everything from nut allergies to ticket crises and restaurant bookings - thank you! You offer an invaluable service and made the selection process, the purchase and owning the flat, much less stressful than it would have been otherwise. We used Manse and Garret in our relocation from North America earlier this year. We were somewhat sceptical of what kind of service we would receive, but were very pleased with the level of attention our agent paid to our needs. Due to a very compressed time schedule for our relocation, we had to squeeze the property search into one day. Our agent met this challenge head-on and lined up a number of potential properties that met the characteristics of our brief. Once we identified the house we wanted to rent, she managed all the negotiations, achieving a favourable arrangement for us. While we didn't anticipate much more by way of service or representation, our agent went the extra mile, helping us find a nursery for our son and providing a complete dossier of local services, public transportation links and basically everything we needed to get settled in our new home. We wanted to buy the first property we saw with Manse & Garret who understood our brief and didn't waste our time showing us unsuitable properties. It was one of the best value properties we have ever seen, in a prime road in Knightsbridge, on the first floor, overlooking communal gardens and with a private roof terrace. Manse & Garret worked closely with our solicitors checking that we would be able to install air conditioning and that it was going to be suitable for us. We have just bought a stunning family home in Notting Hill and in addition to finding it for us Manse and Garret helped us with securing it in our absence including changing the locks and organising a carpenter to fix a door and recommissioning the alarm. We have used several Acquisition Agents in our time and never found anything which we were able to buy so we would recommend Manse & Garret for their no-nonsense approach and their ability to find the rare gems in prime areas for less than the going rate.

As we said, we had initially considered whether we needed a 'property finder', but you have done so much more than find us a property. Initially you helped us define what we wanted, then presented information on prospective properties in a digestible way and made all the arrangements to get us to them, and view them at a time that was convenient to us. Having decided on a property we liked, you took a personal interest in acquiring as much information about the property and the neighbourhood as possible. We could scarcely believe it when you told us about your visit to the headmaster to research the neighbouring school. You negotiated much better than we could have done with the vendor and whenever you felt there was uncertainty or doubt about something, you ruthlessly pursued it to its conclusion. We now have a property we're very happy with and are secure in the knowledge that there are no hidden problems.
